Few individuals in South Africa’s property industry have left as profound a mark as Stephen Brookes. As the founder and CEO of Balwin Properties, Brookes has dedicated almost 30 years to shaping the residential development landscape, transforming Balwin from a small start-up into a powerhouse listed on the Johannesburg Stock Exchange (JSE). Now, as he celebrates his 60th birthday, we reflect on his remarkable journey, his passion for sustainability, and the legacy he continues to build.

The Making of a Visionary

Brookes’ journey into real estate began with a foundation in engineering. Before launching Balwin Properties in 1996, he completed an apprenticeship at Group Five, spent four years as a civil engineer at Eskom, and honed his project management skills at Matrix Projects. These early experiences provided him with a solid technical background, which would later inform his hands-on approach to property development.

When Balwin was founded, Brookes had a vision—to provide South Africans with high-quality, affordable homes. Over the years, his leadership has seen Balwin grow into the only large-scale residential developer listed on the JSE, with a national footprint and a reputation for innovation and excellence.

A Commitment to Sustainability

A defining aspect of Brookes’ career has been his commitment to environmentally responsible building practices. He believes that homes should enable people to live in harmony with their surroundings, and under his leadership, Balwin has become a trailblazer in green development.

Today, every new Balwin property must receive an Edge (Excellence in Design for Greater Efficiencies) certification, which ensures that homes are designed with reduced energy and water consumption in mind. As a board member of the Green Building Council South Africa (GBCSA), Brookes plays a pivotal role in advancing sustainable building standards nationwide. He has also worked with banks to offer preferential mortgage rates for Edge-certified homes, making green living more accessible.

Giving Back to the Community

Beyond business, Brookes is deeply committed to giving back. He is the chairman of the Balwin Foundation, a non-profit organisation dedicated to supporting education and training in the building environment. The foundation provides bursaries, awards, and loans to ensure a skilled workforce for the future.

In 2007, Brookes launched the Balwin Charity Hat Walk, an annual event that has grown into a national movement, raising over R 2 million for various charitable causes. His dedication to making a difference extends beyond business, touching the lives of countless individuals across South Africa.

A Life Beyond the Boardroom

Despite his busy schedule, Brookes finds time for his passions. He has a deep appreciation for art, particularly local artists, and is a dedicated supporter of Chelsea Football Club and Formula 1 racing. He also devotes time to playing Padel, which has been a key inspiration for promoting an active and healthy lifestyle among residents at Balwin developments and even staff members.

However, his greatest joy comes from his family—his wife, Michele, their children, Reese and Slade, and their beloved dachshunds. Reflecting on his proudest personal milestone—becoming a grandfather—Brookes sees sustainability as a crucial part of generational wealth.

Brookes’ ultimate goal is to have three sites declared UNESCO World Heritage Sites, a testament to his commitment to sustainable development, intercultural dialogue, and poverty eradication. His influence on South Africa’s green economy is undeniable, and his leadership continues to inspire those around him. With Balwin celebrating its 30th anniversary in 2026, there is so much more to look forward to for South Africa's leading property developer and its CEO.
